Following extensive internal strategic review, institutional benchmarking analysis, long-duration operational modeling, and scenario-based investment governance discussions conducted throughout May–June 2026, GTRH has officially updated portions of its 2026 Financial Governance Data Sheet and corresponding Investment Teaser framework.
These updates were implemented to further strengthen:
• institutional realism
• long-duration operational defensibility
• sovereign-grade financial positioning
• investment sustainability
• operational stabilization preparedness
• post-opening liquidity resilience
• long-term investor confidence
1. WHY THE 2026 DATA SHEET WAS UPDATED
One of the most important strategic discussions conducted today involved the operational transition period following:
• the 2031 opening of the GTRH Amusement Park & K-Culture Zone
and
• the 2035 Grand Opening of the fully integrated GTRH Themepark Resort City ecosystem.
Through this review process, GTRH determined that a more realistic and institutionally responsible financial framework should include additional consideration for:
• operational ramp-up timing
• early-stage stabilization costs
• pre-profit operational reserve requirements
• visitor growth normalization periods
• phased EBITDA maturation
• long-duration liquidity protection
• post-opening working capital requirements
This approach reflects how major global destination entertainment platforms historically required operational stabilization periods before achieving optimized profitability.
Accordingly, GTRH has updated its financial governance assumptions and revised portions of the investment framework to incorporate more conservative and institutionally defensible IRR and ROI positioning.
2. GLOBAL INDUSTRY BENCHMARK CONSIDERATIONS
GTRH’s updated approach reflects observations from major international destination entertainment and integrated resort projects, including examples such as:
• Las Vegas Sphere (USA)
• Universal Beijing Resort (China)
• Shanghai Disney Resort (China)
• Disneyland Paris (France)
• Resorts World Sentosa (Singapore)
• Yas Island destination ecosystem (UAE)
Many large-scale entertainment infrastructure ecosystems experienced:
• initial operational losses
• ramp-up inefficiencies
• phased attendance normalization
• delayed EBITDA stabilization
• multi-year optimization periods
before eventually achieving stabilized operational performance and long-duration value creation.
As a result, GTRH determined that adopting more conservative and realistic institutional assumptions would improve:

3. UPDATED INVESTMENT TEASER STRUCTURE
Based on these strategic updates, GTRH has officially revised and synchronized its Investment Teaser framework into two institutional scenario structures.
