DISTRICT 01 | GTRH GLOBAL MEGA THEMEPARK RESORT CITY
01 MAIN GATE & ARRIVAL PLAZA
The Official Gateway and Defining First Impression of the GTRH Destination
STRATEGIC DISTRICT OVERVIEW
The Main Gate & Arrival Plaza is the official entrance to GTRH and the first physical experience of the destination for every visitor. A monumental but operationally realistic gateway, large welcoming plaza, fountains, formal landscaping and a clearly defined central axis will communicate the scale and quality of a world-class integrated resort city. The spatial sequence will provide a direct view toward Central Boulevard and the principal landmark, allowing guests to understand the destination’s orientation immediately upon arrival. The Arrival Plaza will distribute security, ticketing, guest information, customer service, waiting, group assembly and emergency-support functions across a clear and intuitive layout.
Pedestrians, shuttles, coaches, taxis and private vehicles will follow separated circulation routes, with immediate transfer to the monorail and circular transportation network. Shaded areas, universal accessibility, baggage assistance and digital information systems will support safe, comfortable and high-capacity processing during peak periods. Beyond its entry function, the gateway and plaza will support welcoming ceremonies, parades, national and corporate events and large-scale nighttime media programs. Architectural lighting, fountains, lasers and fireworks can complete the GTRH nighttime skyline and generate highly shareable visitor content. A well-managed arrival experience directly influences first impressions, perceived safety, guest satisfaction, repeat visitation and overall confidence in the GTRH brand, making this district a critical operating and reputational asset.

DISTRICT 02 | GTRH GLOBAL MEGA THEMEPARK RESORT CITY
02 MASTERPLAN - OVERVIEW
The Official Gateway and Defining First Impression of the GTRH Destination
STRATEGIC DISTRICT OVERVIEW
The GTRH Global Mega Themepark Resort City is envisioned as one of Asia's most ambitious integrated destination development platforms, combining world-class entertainment, hospitality, culture, commerce, and smart urban development into a single master-planned ecosystem.
Located in South Korea, the project is designed as a long-term destination economy that extends well beyond a traditional theme park. The masterplan integrates internationally competitive attractions with premium hotels, entertainment venues, cultural districts, shopping, dining, residential communities, and advanced mobility infrastructure to create a vibrant, year-round destination for both domestic and international visitors. The development is organized around a series of carefully planned districts, each serving a unique function while contributing to a unified visitor experience. Signature landmarks such as:
GTRH Globe Plaza,
Observation Wheel,
Mega Roller Coaster,
Splash Waterpark,
Arena & Entertainment Complex
Smart Resort City,
Residential Complex,
K-Culture Town,
Hollywood Town | Korea,
Integrated Mobility System
These are connected through a comprehensive urban design strategy that emphasizes accessibility, sustainability, and operational efficiency. The Masterplan is scheduled for phased development between 2026 and 2035, allowing infrastructure, attractions, hospitality assets, and supporting commercial facilities to be delivered in a structured and financially disciplined manner. This phased approach is intended to support long-term value creation while providing flexibility for future expansion and market evolution. Rather than representing a single attraction, the GTRH Masterplan establishes the foundation for a globally competitive destination platform designed to strengthen tourism, entertainment, investment, employment, and regional economic development. It reflects GTRH's long-term vision of creating a sustainable international destination where innovation, culture, hospitality, and unforgettable visitor experiences come together within one integrated resort city.

DISTRICT 03A | GTRH GLOBAL MEGA THEMEPARK RESORT CITY
03A GLOBE LANDMARK
The Official Gateway and Defining First Impression of the GTRH Destination
STRATEGIC DISTRICT OVERVIEW
The GTRH Globe Landmark is the defining visual symbol of the GTRH Global Mega Themepark Resort City and the primary orientation point within its urban structure. Positioned at the convergence of major pedestrian routes and the central plaza, the landmark will remain visible from multiple districts and provide visitors with an immediate sense of place. Its sculptural form will be integrated with water features, formal landscaping and programmable media architecture, creating a monumental daytime icon and a dynamic nighttime destination. The surrounding plaza is planned as a multifunctional public realm supporting guest arrival, social gathering, photography, parades, cultural showcases, brand activations and major civic events.
Premium retail, cafés, restaurants, visitor services and event-support facilities will be positioned around the plaza to convert high footfall into longer dwell time and recurring expenditure. Seasonal installations, projection programs and scheduled media shows can continually renew the experience without requiring major physical redevelopment. From an investment perspective, the Globe Landmark provides GTRH with a highly recognizable brand asset capable of representing the entire project through a single image. It can be deployed consistently across international marketing, broadcast coverage, sports and cultural events, investor communications, merchandise and future licensing programs. Its placemaking function is also expected to strengthen commercial rents and sales performance around the central plaza, thereby increasing both destination appeal and the long-term value of adjacent real estate.

DISTRICT 04 | GTRH GLOBAL MEGA THEMEPARK RESORT CITY
04 OBSERVATION WHEEL
The Official Gateway and Defining First Impression of the GTRH Destination
STRATEGIC DISTRICT OVERVIEW
The Observation Wheel is designed as a major panoramic attraction and the principal anchor of GTRH’s waterfront entertainment district. From climate-controlled cabins, visitors will be able to view the Global Theme Park, K-Culture Town, Hollywood Town | Korea, Smart Resort City and the broader regional skyline. The experience will communicate the scale of the overall development in a direct and memorable way while remaining accessible to families, couples, senior visitors and international tourists throughout the year.
The lower-level and waterfront areas will incorporate restaurants, cafés, destination retail, viewing lounges, small performance venues and landscaped promenades.
In addition to standard admission, GTRH can operate private dining cabins, VIP hospitality, corporate receptions, anniversary packages and premium reservation products. After sunset, coordinated illumination of the wheel, waterfront, fountains and public spaces will establish a differentiated nighttime experience and encourage guests to extend their stay within the resort city.
The Observation Wheel offers a broad and relatively stable demand base because its appeal is not limited to high-thrill users. Its highly visible profile will function as a navigational marker and strengthen footfall, trading performance and rental value across the surrounding commercial district. Capacity can be optimized through timed reservations, differentiated cabin products and data-led pricing, enabling the facility to balance throughput, guest satisfaction and average revenue per visitor.

DISTRICT 05 | GTRH GLOBAL MEGA THEMEPARK RESORT CITY
05 ROLLER COASTER
The Official Gateway and Defining First Impression of the GTRH Destination
STRATEGIC DISTRICT OVERVIEW
The Mega Roller Coaster is planned as the signature thrill attraction of the GTRH Global Theme Park and a visible demonstration of the project’s technical ambition. A large lift structure, high-speed drops, multiple inversions and an extended terrain-responsive track will create both a powerful ride experience and a distinctive element of the skyline. Selected portions of the track will remain visible from major approaches and neighboring districts, generating anticipation and energy even among visitors who do not ride. The surrounding Thrill Zone will combine the principal coaster with medium- and high-intensity attractions, indoor queue environments, themed retail, quick-service dining and designated viewing areas.
Timed entry, virtual queues, priority boarding and premium access products can improve capacity utilization while generating incremental revenue. At night, synchronized track lighting, music, special effects and district-wide illumination will transform the attraction into a differentiated night-ride experience and support extended operating hours. Commercially, the Mega Roller Coaster is expected to attract younger demographics, stimulate repeat visitation and provide a strong platform for seasonal events, record challenges, digital content and brand partnerships. It will also serve as a benchmark attraction when GTRH is compared with established global theme park destinations. International safety standards, maintainability, weather resilience, evacuation procedures and lifecycle asset management will be embedded from the design stage to protect operating availability and long-term returns.

DISTRICT 06 | GTRH GLOBAL MEGA THEMEPARK RESORT CITY
06 SPLASH WATER PARK
The Official Gateway and Defining First Impression of the GTRH Destination
STRATEGIC DISTRICT OVERVIEW
Splash Waterpark will combine major outdoor aquatic attractions with indoor, four-season facilities to expand GTRH’s family and overnight visitor markets. The program will include a large wave pool, lazy river, multiple water slides, children’s play areas and leisure-oriented pools designed for different age groups and activity levels. Direct connections to resort accommodation, primary pedestrian routes and internal transportation will support both day visits and multi-day destination packages. The operating model will incorporate standard admission, priority access, cabanas and private lounges, family packages, nighttime pool events and seasonal programming.
Food and beverage, swimwear and equipment retail, rentals, lockers, photography and premium relaxation products will generate revenue beyond the entry ticket. Indoor facilities, water-temperature controls and advanced environmental systems will mitigate weather and seasonality risks while allowing the park to capture peak summer demand and maintain year-round relevance. Splash Waterpark will be an important stay-extension anchor because it can be packaged directly with hotel and resort inventory. It is expected to increase average length of stay, family expenditure and weekday utilization through school, corporate and group programs. International-standard water quality, lifeguard operations, guest-flow separation, emergency response and maintenance systems will be incorporated into the operating framework to protect guest confidence, regulatory compliance and long-term brand value.

DISTRICT 07 | GTRH GLOBAL MEGA THEMEPARK RESORT CITY
07 ARENA & ENTERTAINMENT COMPLEX
The Official Gateway and Defining First Impression of the GTRH Destination
STRATEGIC DISTRICT OVERVIEW
The Arena & Entertainment Complex will be anchored by a 15,000–20,000-seat multipurpose venue capable of hosting concerts, sports, esports, exhibitions, corporate events and major broadcast productions. Retractable or configurable seating, high-capacity staging, professional sound and lighting, broadcast infrastructure and independent logistics and performer circulation will allow rapid conversion between event formats. The Arena will serve as GTRH’s principal year-round platform for K-Culture programming and international touring entertainment.
The surrounding complex will include live entertainment venues, fan-experience spaces, retail, food and beverage, VIP lounges, corporate suites and an outdoor event plaza.
Pedestrian and mobility links to Smart Resort City and the principal districts will keep pre- and post-event spending within the destination. Ticketing, premium seating, suites, sponsorship, naming rights, advertising, media rights and ancillary sales will establish a diversified commercial model rather than reliance on venue rental alone.A major Arena provides strategic value by supporting weekday and off-season demand while enabling GTRH to compete for international events, MICE programs and corporate incentives. Concert visitors and event delegates can be converted into hotel guests and multi-district consumers through integrated packages. Event profitability, security, crowd movement, transportation and emergency planning will be managed through a unified operating platform, maximizing utilization while protecting the guest experience and the wider resort city.

DISTRICT 08 | GTRH GLOBAL MEGA THEMEPARK RESORT CITY
08 SMART RESORT CITY
The Official Gateway and Defining First Impression of the GTRH Destination
STRATEGIC DISTRICT OVERVIEW
Smart Resort City will convert GTRH from a primarily day-visit attraction into a multi-day destination economy. The district will progressively introduce premium hotels, family resorts, condominiums, villas, youth accommodation and extended-stay options, supported by convention, meeting and banqueting facilities. Its location between the principal theme park, cultural and entertainment districts will allow guests to reach major attractions through a highly walkable environment supported by integrated mobility. The commercial core will combine restaurants, cafés, retail, wellness, medical support, guest services and nighttime programming to create a safe and active 24-hour environment. Integrated reservations, mobile check-in, digital concierge services, smart rooms, energy management and visitor-flow analytics will improve both service quality and operating efficiency. MICE, corporate incentive and entertainment packages will support weekday occupancy and connect hotel demand with Arena and K-Culture programming.
Revenue will extend beyond room sales to include leases, management fees, food and beverage, retail, meetings and events, memberships and selected real estate development. Phased expansion from the initial 2031 opening through 2035 will allow supply to follow demonstrated demand, reducing development risk and improving capital efficiency. A balanced combination of GTRH operations, international hotel partners and third-party developers can support long-term asset appreciation while diversifying operating and investment exposure.

DISTRICT 09 | GTRH GLOBAL MEGA THEMEPARK RESORT CITY
09 RESIDENTIAL COMPLEX
The Official Gateway and Defining First Impression of the GTRH Destination
STRATEGIC DISTRICT OVERVIEW
The Residential Complex is planned as a 2,000–4,000-unit smart community supporting GTRH employees, operating partners, long-stay residents and broader regional demand. It will function as an integrated urban neighborhood rather than a conventional dormitory or isolated housing development. Community services, education, neighborhood retail, healthcare, recreation and open space will be provided within a walkable environment, with monorail and circular transit connections to employment, tourism and commercial districts. The residential mix may include family apartments, serviced residences, rental housing and selected premium products delivered in phases according to market demand.
Energy-efficient design, smart-home technology, security, parking, electric-vehicle charging and professional community management will improve long-term operating costs and resident convenience. Connections to international education and cultural facilities will strengthen the project’s ability to attract and retain domestic and international professionals with families. From a business perspective, the Residential Complex creates a stable real estate and recurring-income component that is less directly exposed to daily tourism demand. Sales, leasing, management and neighborhood services can be combined to diversify revenue. Proximity to the workplace will reduce commuting pressure and improve workforce retention, while new housing, employment and supporting infrastructure can contribute to youth settlement and regional population growth, strengthening GTRH’s broader urban-development rationale.

DISTRICT 10 | GTRH GLOBAL MEGA THEMEPARK RESORT CITY
10 K-CULTURE ZONE
The Official Gateway and Defining First Impression of the GTRH Destination
STRATEGIC DISTRICT OVERVIEW
K-Culture Town will integrate K-POP, drama, film, fashion, beauty, food, gaming and Korean heritage within a single urban entertainment ecosystem. It is conceived not as a stand-alone venue but as a full-day district where visitors can learn, participate, perform, shop, dine and engage with continuously renewed content. Contemporary media technology will be combined with recognizable Korean architecture and placemaking to create a distinctive environment for international visitors and a scalable platform for Korean creative industries. Core components will include a K-POP Academy, K-Mall, live performance venues, studio experiences, fan-community spaces, beauty and fashion retail, food streets and a traditional culture plaza.
The Academy can be developed through outsourced management by leading Korean entertainment companies and academic partnerships, with products ranging from short-term visitor experiences to structured educational programs. Performance, membership, tuition, retail, food and beverage, licensing, MICE and brand collaborations will create a diversified and less seasonal revenue base. K-Culture Town is intended to open as a principal 2031 development component and expand progressively through 2035. Positioned opposite Hollywood Town | Korea across Hollywood Boulevard, it will establish a distinctive urban relationship between Korean and global entertainment. Signature balloons, nighttime media, live events and public spaces will strengthen the skyline and provide highly shareable content for international marketing, supporting both destination awareness and repeat visitation.

DISTRICT 11B | GTRH GLOBAL MEGA THEMEPARK RESORT CITY
11 HOLLYWOOD TOWN - KOREA
The Official Gateway and Defining First Impression of the GTRH Destination
STRATEGIC DISTRICT OVERVIEW
Hollywood Town | Korea will combine film, studio experiences, live performance, family entertainment, retail, dining and the nighttime economy within a global recreation, dining and entertainment district. Art Deco architecture, theater marquees, media screens and a signature tower will create the atmosphere of a fully operating entertainment city. Hollywood Boulevard will connect with the principal arrival and central axes while forming a deliberate counterpart to K-Culture Town. The district program will include studio-based experiences, live shows, cinema and media attractions, family entertainment, themed restaurants, premium retail and red-carpet event spaces. During the day, it will operate as a family-oriented visitor district; at night, lighting, performance, dining and programmed events will create a continuous 24-hour environment. A combination of leasing, third-party operation, co-production and GTRH-controlled content can reduce capital concentration while allowing regular program renewal.
Hollywood Town | Korea will expand visitor spending beyond the conventional amusement park model and materially strengthen GTRH’s international positioning and nighttime dwell time. Direct connections to the Arena, Smart Resort City and Integrated Mobility network will keep event-related circulation and expenditure within the development. Selective global IP partnerships may be added where commercially justified, but the district is being planned to retain independent operating value through its own urban brand and diversified entertainment offer.

DISTRICT 12 | GTRH GLOBAL MEGA THEMEPARK RESORT CITY
12 INTEGRATED MOBILITY
The Official Gateway and Defining First Impression of the GTRH Destination
STRATEGIC DISTRICT OVERVIEW
Integrated Mobility is the operational infrastructure that will connect the approximately 3,000,000-square-meter GTRH resort city as one coherent guest experience. The Main Gate, Central Boulevard, Global Theme Park, Arena, K-Culture Town, Hollywood Town | Korea, Smart Resort City and Residential Complex will be linked through a monorail and circular transit network. Interchanges, pedestrian routes, shuttles and road systems will be planned as one platform so large visitor volumes can move safely and efficiently without excessive dependence on private vehicles. The system will incorporate elevated monorail services, electric shuttles, future autonomous internal mobility, taxi and private-vehicle drop-off areas, bicycle routes and shaded pedestrian promenades. Major stations will function as district gateways with integrated information, commercial and rest facilities.
Unified ticketing, real-time crowd information, reservation-based mobility, smart parking and centralized traffic control will manage peak periods and the concentrated movement generated after major Arena and event programs. Integrated Mobility is not merely a convenience; it is a strategic platform affecting citywide capacity, safety, operating costs and guest satisfaction. Efficient movement encourages visitors to access more districts and increases the opportunity for additional expenditure, while reducing parking requirements, road expansion and emissions. The network will be designed for phased capacity expansion so it can support both the initial 2031 opening and the fully developed 2035 destination.
